The new office in West Street is at a convenient High Street location in West Street where Associate Chartered Legal Executive Nicola Pugsley heads up the Residential Property team. Nicola has more than a decade of experience in this specialist market and has these essential tips for those buying and selling property.
Buying;
- Do your research – check out the local area to make sure it offers what you are looking for; local amenities, public transport, good schools etc
- Find the right property- If you are looking for a project, want to extend or develop discuss this with the selling agent, local planning department and ask a conveyancer to review the legal title for any potential covenants which could prevent this.
- Mortgage - Talk with your bank/building society or mortgage broker to see how much you can borrow and the affordability of the monthly mortgage repayments
- Moving costs –Consider all costs associated with the purchase including stamp duty, conveyancing searches, removals, survey, service charges and ground rent if leasehold
- Offer – carefully consider the offer you want to put forward to the vendors
- Instruct a professional, local solicitor to guide you through and deal with the legal process. We are offering some buyers and sellers in the Bridport area a 10% discount off our legal fees. Please follow the link for full terms and conditions https://www.battens.co.uk/term...
- Survey - Organise a comprehensive survey
- Timescale – we estimate the conveyancing process should take 8-12 weeks if there are no issues to resolve
Selling;
- Mortgage early repayment penalties – check with your lender whether you would have to pay any penalty to repay your mortgage on sale.
- Next move – Are you going to buy another property, rent a property or move into temporary accommodation?
- Cost – consider the overall cost of the move including estate agents fees, Energy Performance Certificate, legal fees, removal and storage fees
- Valuations – obtain several valuations from local estate agents and pick an agent which is right for you and market the property for an achievable price. Be prepared, the market is unpredictable at the moment with the increase of interest rates and economic climate.
- Kerb appeal – tidy up the property, clean windows, cut the grass and remove any rubbish – first impressions are very important
- When the sale is agreed instruct a professional, local solicitor to deal with the legal work
